Great 2nd homes: Top 3 Mountain Cabins Close To Park City 400k-700k

I’ve been looking around with several buyers at areas that have amazing views and feel like you’re in the mountains, are close to Park City but don’t have the million dollar price tags and are in the up and coming areas. This is all about living your best life, a lifestyle home that has the mountain feel and fun, something to keep in the family or rent out when you can’t be there (talk about a great investment). Here are the top 3 I’ve found.

1) Timber Lakes Cabin

About the area – TimberLakes: This is a gated community that is around 10 min from Heber and a 20 min easy drive from Park City. You’re around 8000 feet elevation and the views are amazing. They take great care of the roads. This area is filled with people who use it for 2nd home, snow toy  fun and lake activities with year round outdoor play. There are around 800 homes in this gated area and 300 homes having people who live year round. This area feels like you’re in the middle of no where but with the HOA you really have all the normal amenities of easy living. This area is for someone who loves mountain living but wants a little help on maintenance.
Price range: You can still grab a great piece of land between 50-150k here (I’ve got my favorite 3 that have amazing views, aspens and location), smaller cabins are 350k plus and larger go up to around 1.5 mil.
Airport: It’s about 1 hour drive from the SLC airport (in peak and off times)

2) TollGate Cabin

Price: $599k

About the area – TollGate: This is a mountain HOA community that is around 10 min from Park City and an easy 40 min drive to SLC airport. This feels like you’re in the middle of no where so you have to like the isolated mountain feeling but the views are amazing. A quick 5 min drive to the freeway entrance and you pop out by Promontory (full of multi million dollar homes). Properties are bigger here (2 acres plus) and you don’t see your neighbors house but you can easily walk to them (or snow-shoe).
Price range: You can still grab a great piece of land between 50-150k here (and get acreage –  there are a few not listed that I know about that are for sale that are gorgeous and you see all 3 ski slopes), smaller cabins are 400k plus and larger go up to around 1.5 mil. There are several new (large window window window houses) builds going up which is a good sign for this area.
Airport: It’s about 40 min drive from the SLC airport (in peak and off times)
Bonus: the land next door is for sale too ($120k and will be offered to who ever buys this cabin first – it’s 2 acres so a total of 4.22 acres together. Build a home while you live in the cabin then keep the cabin as a rental/investment property)

3) Rockport Estates Cabin

About the area – Rockport Estates: This is a mountain HOA community that is around 15 min from Park City and an easy 45 min drive to SLC airport. This area has great views of the lake but wasn’t built for year round living so is pretty rugged. You will really need to love the mountain living in the winter to live here but it is a place that is majestic once you’re all set and bundled up inside. Part of the year the water is shut off so you live off your supply (houses built there accommodate this). You don’t feel isolated though as you have wide views and easily see your neighbors.
Price range: You can still grab a great piece of land between 50-150k here (they come in 1 acre parcels through 20 acre parcels that back up to Promontory), smaller cabins are 300k plus and larger go up to around 800k.
Airport: It’s about 45 min drive from the SLC airport (in peak and off times)
Bonus: the land next door is for sale too ($45k and being sold by a different listing agent but you could buy that and build a dream cabin then rent out yours or just have the extra property)
